Yelo are proposing to erect a new five bedroom house on this site in East Dean, currently solely occupied by a 25m pylon which will be demolished. The footprint of the property will be 148.8m², which is in keeping with the surrounding properties.
The property will enjoy a double garage and study as well as an open plan living and dining area, with an additional formal living room that opens up to a front facing balcony. Of the five bedrooms three are en-suite including the master bedroom which benefits from a walk in wardrobe and views from the garden from the bath. The open plan living area will exit on to raised outside decking overlooking the rear garden. A wildflower garden will be planted on one side of the garden.
We have decided to use a largely timber (stained oak) framed structure with tones or red with dark grey detailing to its exterior finish to reflect local building methods and aesthetic. A glazed balustrade at the rear brings a contemporary finish to the new development without clashing with the local vernacular. The view from the street is obstructed by the existing fence, gate and tree line, reducing the visual impact of the scheme.
A fabric first design with focus on natural light and ventilation with high levels of insulation and airtight envelope ensure the highest levels of energy efficiency and performance.
